Issue with toilet, need assistance

Hey all,

Ummm.. My toilet at my place has been acting up since I moved in and our landlord doesnt consider it a problem, since technically it still flushes.. Problem is I have to hold the lever down for a long time (about 10 secs or so) for it to flush and it is awfully slow... Im sure with all the mixed knowledge/experience here someone can help! Im pretty sure I have to replace something or possibly the chain is too long??

I am uploading a picture of the toilet with the lid off just in case there is something wrong; or if someone can pin point on the picture what I need to observe/fix..

if it keeps running its the seal (you can get a cheap replacement kit for $5-10) but for a quick fix put something heavy in it like a small rock or brick so it stops running water constantly.

(until you can get a replacement that is)

I agree- but also- check to see if the valve - is turned up - should be along the wall- sometimes - people turn them down to quiet the flush. (*but if you have a short chain than with it being low it does not fill up quick enough).

I would say do it yourself-- replace it - THey have a video and it is not hard- just make sure 2 things...

turn the water off-

and drain as much water out of the back of the tank as you can

Im not sure where I might have added the confusion of the toilet running. Unless thats the term, I just took a picture after I just flushed it.

If by running you mean leaking, it does not leak. If by running you mean me having to hold the handle down long and is slow to flush..then yes :p

Checked valve and is was 'set'.

Yes it does take a while for it fill back up. So I just get the kit and will resolve my issue? :)

The new kit should work and they are easy to install..

I used to work maintenance at a motel and have replaced 100's of them .

Just make sure to turn water off and drain tank. then "hand tighten" and use a wrench on the one in the tank if their is leakage.

It is cheaper to get the kit-- BTW-- but you should not need to replace the sleeve though-- just the plunger(sometime it isscalled a flapper) and the fill valve.

Remove the slack from the chain. Not tight but so that it just hangs a little above the rubber flapper. You may also try sliding the small rod lower through the brass colored piece in the picture to allow a little more water in the tank but not so much that the water flows into the white/clear tube with the water fill tube in it.

It's obvious from the picture that the toilet has some age on it but your landlord shouldn't just be blowing you off either. My guess is that you rent through a company that is a representative of a private owner which I see often in the springs due to the surge of military at Ft. Carson and the private company will nickel and dime the sh*t out of you :/

You may also try sliding the small rod lower through the brass colored piece in the picture to allow a little more water in the tank but not so much that the water flows into the white/clear tube with the water fill valve in it.

I would replace the valve-- look at the trash and stains in the tank... he obviously has "hard water" not to mention - the residue on the flush lever .... I would replace it- much cheaper...and more quiet.

That and the light colored flap - shows that the rubber is becoming hard which will cause a toilet to leak into the bowl and there looks like something is accumulating on the flap as well.

Agreed, his issue is that he rents and would rather not spend money on something he feels should work correctly or be replaced by the owner. This is a constant battle between renters and landlords and I myself have spent the cash to fix these issues so that I didn't have to deal with the issue. Regardless, this is an issue related to the area he lives in sadly with so much military looking for housing and these *******s milking them for everything they can.

Why not just get a plumber to fix it?

I could and pay more to get the job done, but I would rather learn this and have it under my belt.

Alright I will try your methods before jumping into buying the kit, but most likely ill get the kit to have new stuff (who knows when it was last worked on lol).

Im not even sure, supposedly renting an unit (in an quad plex) from owner. I just hate his mentality on if its not broken he wont fix it, to me something being efficient is a must.. After my year is up gonna find another place.. Saving up to get a nice place lol

Im confused im willing to spend money to fix this issue thats why im here (I was more asking people to assess whats going, since I know s*** about toilets lol); it just sucks I brought it up and no acknowledgement from landlord was made.

I really appreciate the information redvamp128! I will investigate more tomorrow, but will most likely go to the store to buy this kit.

Went and bought the Fluidmaster kit and successfully installed it. I had to adjust the flapper chain to be a little tigher as sometimes it would get caught and it would think its still flushing.

Yeah, but a lot of that stuff was old and its performing a lot better now :D

Would send the bill for the parts to your landlord. Or keep the old parts and take back what you bought when you moved out. :)

It was $20 USD, honestly not a big deal and my other half of me would feel bad for the next people lol..
