There is OpenTTD for a transport game.

And there is CorsixTH which is Theme Hospital.

You can try and buy a copy of Constructor, you've got to build a housing estate!

I was looking for a sim-city like game as well. Tried Cities XL 2012 but I was not impressed. Cities In Motion however is great fun. http://www.citiesinmotion.com/

I really enjoy Open TTD which is Open Transport Tycoon Deluxe, best of all it's really easy to install, it's free and there is a forum to talk about it:

It's like Sim City but instead of you making the city's and the roads etc, the towns control themselves and you have to focus on the transport aspect to increase the value of your company and make the world a better place. Multiplayer is brilliant, I can spend days making a fantastic company and I watch the towns grow into city's.

I was disappointed with Roller Coaster Tycoon 3, the second game was almost perfect but they took away the magic by making it a 3D game. Personally they should have made a Transport Tycoon 2 with a new 2D eagle view engine. Maybe someone will make a new RCT and TT with graphics up to the standards of today.
